Another Real Estate Development: Garden Cottages
Grand View Lodge Spa and Golf Resort is nearing completion on one of its latest real estate developments and will soon begin welcoming owners and overnight guests.

The exclusive Garden Cottages community features a limited selection of 21 craftsman-style four- to six-bedroom vacation homes. Ideally situated on The Garden Course on Grand View Lodge’s main property, the residences are breathtaking and spacious with an interior design that encompasses a mix of modern and contemporary décor. A clean, streamlined architectural style is brought to life with the use of carefully selected, sleek materials and a slight absence of décor. With touches of traditional cottage style, the homes feature full wall windows that make the common areas feel open and large while bringing in lots of natural light and striking a harmony with the outdoor landscape.

There are two home designs available through local firms recommended for the available lots. One features work from W Gohman Construction out of St. Joseph, M.N., and the other is Nor-Son from Brainerd, M.N. Each design is similar in nature but reflects a different take on the customizable layout. Both options feature an open floor plan with a great room, dining area, and kitchen that maximizes the area and provides ample gathering space for families. The kitchen, always a natural place to congregate, features an island with extra counter space and a snack bar with seating.

The main floor has two bedrooms with two lock-off executive suites. This is a highly sought-after style from many guests, as it can transform into a four-bedroom home for a large family or be converted into a two-bedroom with two suites that can be rented to other guests. Double lock-off doors allow for privacy and sound-proofing in this case.

For owners who value more options for entertainment, an optional lower level is also available. This 587-square-foot recreation area may contain a pool table, dartboard, and a large seating area around a big screen television. Units with a lower level would also come equipped with a walkout onto a small patio outside leading to a private area for relaxation, a bonfire, or backyard entertaining.

Garden Cottages are located on a pristine portion of the Garden Golf Course with many west-facing units offering unobstructed views over the large pond or wetlands ensuring front row access to Minnesota’s epic sunsets. Each cottage also has its own backyard area where owners are welcome to install firepits, set out lawn chairs and throw up a hammock for small family gatherings or simply to enjoy the outdoors and surrounding nature.
One major incentive for owning these accommodations is the revenue potential. Unit owners have unlimited access to the residences during the off-season and can use it up to 42 nights per year between May 1 and November 1. Resort rental owners at Grand View Lodge are free to experience the exclusive benefits of the area’s finest resort without the usual inconveniences that come with property ownership. The staff handles all of the housekeeping, maintenance, and ground care, allowing owners to enjoy time away at the resort. When an owner isn’t staying in the unit, Grand View will take care of all the details of booking reservations, and the owner will receive the revenue.
Ownership at Grand View Lodge is not a timeshare, though. The building and lot are individually owned, and the surrounding “common area” is maintained by the Association or Grand View Lodge. Owners pay for utilities and insurance directly. Phone, internet, cable, association dues, and association insurance are deducted from the owner’s revenue each month. Maintenance, housekeeping (for owner stays), deep cleaning, and carpet cleaning fees are deducted in the month that the services are rendered.
Grand View Lodge has a long history of satisfied vacation owners. Currently, there are 102 rental units and 56 owners. The rate of ownership turn-over and resale of the rental units is very low. Many of the owners have multiple units and keep them an average of 11 years. For more information on ownership call the real estate team at 218-967-3133 or visit www.grandviewrealestate.com.
